Preventative Maintenance Contracts for Your Home and Business

Keeping Your Heating, Cooling, and Specialty Equipment in Top Shape

Chap Construction is pleased to offer a customizable Preventative Maintenance Contract to homeowners and businesses throughout Ocean County. By choosing the systems you need covered—from heating and air conditioning units to hot water heaters, generators, and specialty equipment—you can enjoy peace of mind knowing our licensed technicians will keep everything running smoothly and efficiently year-round.

How Our Maintenance Contract Works

Once you decide which systems you’d like covered, call 732-349-3223 or contact us to get started. From there, our office staff will get you the appropriate paperwork to complete and schedule a licensed technician to perform the annual maintenance at a time that’s convenient for you. Below is an overview of what you can expect during each type of service.

Heating System Maintenance

For heating system units, we’ll inspect, clean, and adjust key components such as safeties and controls, thermostats, burners, and pilot sensors. We also flush the low-water cutoff when applicable, replace or clean filters and belts, and ensure gauge glasses are functioning correctly. This thorough checkup helps prevent winter breakdowns and keeps your home warm when you need it most.

Water Heater Maintenance

Whether you have a gas or electric water heater, our technicians will examine the thermostat, burner operation, flue, chimney draft, water lines, and the overall age and condition of your system. These checks can reveal hidden issues—such as leaks or piping erosion—so you can address them before they cause larger problems.

Air Conditioning Tune-Ups

Our team will inspect, clean, and adjust critical cooling components, including the condenser coil, condensate line, electrical connections, and more. We also check the thermostat’s accuracy, measure starting and running amps on the compressor, and visually inspect for possible refrigerant leaks. This ensures your AC system is ready to keep you cool when warm weather arrives.

Generators and Specialty Equipment

Chap Construction also covers generators, humidifiers, pool heaters, and other specialized systems. Each piece of equipment is evaluated according to manufacturer recommendations, ensuring proper operation and long-term reliability.

Frequently Asked Questions

When Is the Maintenance Performed?

  • Heating Systems: We typically schedule heating maintenance in mid to late September, ensuring you’re prepared for cooler weather.
  • Air Conditioning Systems: We begin scheduling AC tune-ups as soon as outside temperatures allow us to fully test your system.

How Long Does Maintenance Take?
The duration depends on how many and what type of systems you choose to cover. Our office will coordinate appointments and let you know if additional time is needed based on the number of units.

Do I Need to Be Home?
No, you can provide entry instructions on the maintenance form. Our technicians can complete your service even if you’re not on-site, saving you time and hassle.

Are Service Calls Included?
Once a system has received its annual maintenance, you may waive one service call fee (normally $150) within the contract period for that system. You are still responsible for additional labor beyond the covered time, as well as any parts or materials needed for repairs.

Will You Replace Filters?
If our technician finds a dirty filter, we’ll replace it. Standard filters are included in your contract. If your system requires special or custom filters, we’ll let you know the additional cost before proceeding.

High-Efficiency Systems
Some high-efficiency units require special kits from the manufacturer, leading to a slightly higher contract cost. These unique kits are needed to properly service advanced heating systems.

Combining Heating & Cooling Units
When determining how many units you have covered (for any applicable discounts), feel free to combine both heating and air conditioning systems into the total count.

Tax Considerations
Heating and hot water units are classified as necessities and are not taxable. Air conditioning, generators, and other specialty equipment are considered luxuries, so they require sales tax to be applied before any discounts.

What About Winterization or Seasonal Water Shut-Off?
Winterization and re-activation services (turning water off in winter and on again in spring) are not covered under this plan, but you can schedule them separately with our team.

Commercial Properties with Multiple Systems
If you own a business or have more than eight units that need coverage, please call our office or contact us for a customized plan that fits your needs.
