We are happy to offer our Preventative Maintenance Contract to maintain the heating equipment, A/C equipment, hot water heater, generator and specialty equipment in your home or business. Chap offers many ways to customize your service to fit your specific needs. You can select what you would like covered for the year and then our staff will   schedule our licensed technician to perform your yearly maintenance.

Common Questions:

Q: What is done during the technicians visit for my heating systems?

A: Inspections will be performed on the systems you have selected. Including: (check, clean and adjust as needed) safeties and controls, thermostats, burners, pilot/pilot sensor, gauge glass and flush low-water cutoff, filters and belts.

Q: What is done during the technicians visit for my hot water heater?

A: Inspections will be performed on the systems you have selected. Including: (check)

thermostat, burner operation, flue, chimney draft, water leaks, piping erosion, age and

general condition.

Q: What is done during the technicians visit for my air conditioning system?

A: Inspections will be performed on the systems you have selected. Including: (check, clean and adjust as needed) thermostats, condenser coil, condensate line (if line is visible and

accessible), starting and running amps on compressor, contactors and relays, electrical

connections, filters, emergency disconnect, and operating pressures. The following will be visually inspected; internal condensate pan, emergency condensate pan (if applicable) and for refrigerant leaks.

Q: Can I choose what systems to cover (only heat, only A/C, only generator or only specialty equipment?)

A: Yes, just fill out the form attached and you can pick and choose what you would like covered.

Q:When will the service be performed?

A: For heating systems – Chap will contact you mid to late September to schedule your fall maintenance. For A/C systems – We will start scheduling when the weather starts to warm up. We cannot check a system if we can’t get it to turn on due to the cool air outside.

Q: How long will the maintenance take?

A: That will depend on how many and what type of systems you have covered.

Q: Do I need to be home to let the technician in?

A: No, you can provide instructions on how the technician gains access on the form you fill out and return to Chap.

Q: Are service calls included in this contract?

A: Once you have had the annual maintenance on a system you are entitled to waive a

service call fee one time within the time limit of the signed/paid contract. For example; if we did the maintenance on your boiler in September but you find in October you are having a problem, we will send our technician out and you will not be billed the $150 service call fee. You will be responsible for any time over what is covered in the initial service call fee as well as any materials required to perform any necessary repair.

Q: Do you change filters during your service?

A: If our technician finds that the filter is dirty and needs to be changed, he will do so. We do not change clean filters. Filters are included in your contract unless they are a special order due to being an odd size or special item specifically for your system.

Q: I own a business and have over 8 systems to cover?

A: Please call our office or email info@chapconstruction.com for information.

Q: I need my water turned off in the winter and on in the spring, is this covered?

A: No, we can provide this service if you call and schedule a service call but winterization and re-activation are not covered in this contract.

Q: Why do High Efficiency systems cost more?

A: These systems require a special kit that Chap must obtain from the manufacturer in order to service the system.

Q: Do we have to separate heating units and air conditioning units to get our total units Covered?

A: No, combine all units to come to your total covered units. This number will then determine your discount, if applicable?

Q: Why isn’t there tax on heating units but there is tax on all other units?

A: Heat and hot water are considered necessities, therefore not taxable. A/C, humidifier, pool heaters, generators and specialty units are considered a luxury and therefore taxable. (You must pay tax on systems total before discount).
